What this site is

CREsponsor publishes research profiles of commercial real estate sponsors compiled from cited public sources: SEC filings, court dockets, government databases, the sponsors’ own websites, and public review platforms. Every material fact carries an inline source link and, where relevant, an as-of date.

Scores and grades are opinions

Scorecard values, per-person “public track record” scores, and the cumulative letter grade are CREsponsor’s editorial opinions, formed from the public-record data cited on each profile. They are not ratings, certifications, or findings by any regulator, exchange, or credentialing body, and they are not statements of objective fact. The cumulative grade is a weighted blend of the scored lenses (risk screen 35%, team expertise 30%, online reputation 20%, awards 15%), and is marked provisional when any lens has not yet been checked. Reasonable people applying the same public record could reach different conclusions.

No warranty; data changes

Content is provided “as is” and “as available,” without warranty of any kind, express or implied, including accuracy, completeness, timeliness, merchantability, or fitness for a particular purpose. Public records lag reality; sponsor-reported figures (marked “per sponsor”) are unaudited marketing statements that we do not verify; review counts and ratings drift daily. Always verify against the linked primary sources before relying on anything here.

Not advice; no recommendation

Nothing on this site is investment, financial, legal, tax, or accounting advice, and nothing constitutes an offer, solicitation, or recommendation to buy, sell, or invest in any security or with any sponsor. CREsponsor is not a registered investment adviser, broker-dealer, or fiduciary. Consult your own advisers before making investment decisions.

Not a consumer report

CREsponsor is not a consumer reporting agency as defined by the Fair Credit Reporting Act (FCRA), and nothing on this site is a “consumer report.” You may not use this site or its data to determine any person’s eligibility for credit, insurance, employment, housing or tenancy, or for any other purpose regulated by the FCRA.

Litigation, complaints, and screens

References to lawsuits, investigations, service requests, or complaints describe allegations or filings, not findings of wrongdoing, and each is presented with its procedural posture and date. A “clear” screen means our cited searches returned nothing as of the stated date, not a guarantee that nothing exists. Where a name matches an unrelated party in public records, we say so; our policy is to treat same-name matches as different people absent linking identifiers.

No affiliation or endorsement

CREsponsor is independent. Profiled sponsors do not pay for coverage and, unless a profile is explicitly marked as claimed, have not reviewed or approved their profiles. Company names, logos, award badges, and photographs of properties or personnel appear for identification and commentary and belong to their respective owners. Google, BBB, Glassdoor, Indeed, Yelp, ApartmentRatings, Invest Clearly, NAA, Freddie Mac, and similar marks belong to those organizations, and nothing here implies affiliation with or endorsement by any of them.

Third-party review platforms

We do not reproduce other platforms’ ratings, and we are not a mirror of anyone’s review database. Where a profile refers to a source whose rating is that platform’s own product (currently BBB, Glassdoor, Indeed, ApartmentRatings, Yelp and Invest Clearly), we link to the profile and publish our own Positive / Mixed / Negative assessment of what it shows, with the basis and the date it was read. That classification is CREsponsor’s editorial opinion, formed under the “Scores and grades are opinions” section above. It is not the platform’s rating, is not endorsed by them, and should not be read as a restatement of one: go to the linked profile for their rating.

We do not republish review text. Where a profile describes what a body of reviews says, that is our summary of a corpus, attributed and dated, and never a reviewer’s name. Counts of public records (complaints on file, reviews in a sample) are stated as facts about that record with a link to it.

Ratings and review counts attributed to Google are quoted with attribution and a link. Portfolio-level averages on this site are CREsponsor’s own review-count-weighted computation over a stated set of properties, not a figure published by any platform.

Corrections

We correct errors. If anything on a profile is wrong or outdated, use Report a correction or claim the profile from its header: corrections from primary sources are prioritized and logged in each page’s revision history.

Limitation of liability

To the maximum extent permitted by law, CREsponsor and its operators are not liable for any direct, indirect, incidental, consequential, or special damages arising from use of, or reliance on, this site or its content, even if advised of the possibility of such damages. Your sole remedy for dissatisfaction with the site is to stop using it.
